To Any Potential Sellers Of Commercial Real Estate:

When our family decided to sell our apartment building, a building built by our father in 1961 and therefore not simply a business transaction to us, we performed a comprehensive search of commercial real estate brokers, particularly but not limited to those who sold in the West Hollywood area.

The best credentialed of the candidates was Sam Liberow of Marcus & Millichap. We learned there was a reason Sam and his team, notably Jonathan Erster, were the most highly rated. Lots of reasons, as it turned out.

We needed to sell the building in the most challenging of times – when the coronavirus pandemic was just taking off. Because of the lockdown restrictions, we were questioning whether we would be able to sell the building at all. How would in-person showings work? Could inspections be completed? Given those impediments and countless others, we fully expected we would be forced to take a ‘low ball’ offer.

We quickly learned that the term ‘low ball’ was not in Sam’s vocabulary. We also learned that Sam viewed the various corona caused impediments as challenges that with a combination of creativity and tech savvy, could be overcome.

First, Sam and Jonathan performed a Zoom presentation delineating exactly what the building was worth – with the realization that the marketing and selling environment was a huge unknown because of the pandemic.

This was on a Friday. Sam used the weekend to network with some of his previous and some potentially new buyers. By Monday afternoon, the first day the building was officially on the market, we received close to twenty offers, a few ‘low ball’ but most were quite serious. Our family was stunned that the best offers were right about where Sam had suggested our price point should be.

We assumed because of the unsettled atmosphere of the coronavirus environment, we would have to accept compromises in our negotiations that we wouldn’t have had to do during normal times.

Not so. Sam fought with facts and passion for every dollar as if the building was his own, culminating with our family obtaining a selling price considerably over our expectations.

Additionally, Sam went the extra mile during the escrow process, always being available to guide us through the complex (to us) process of securing documents and paperwork. He and Jonathan, and this was no small feat, also convinced the tenants to let in the masked and gloved inspectors to their units. The only reason I can think as to how they pulled that off, was that Sam and his team engendered the tenants trust. As he did ours.

Three weeks later escrowed closed.

Our expectations were not only meant they were amplified to the nth degree. Without reservation, we recommend Sam and his team. You’re not going to do any better.
